A Commercial HVAC Maintenance Glossary

If you're new to commercial HVAC, the language on a service report can feel like a wall of acronyms. This plain-language glossary collects the terms our technicians use most when they inspect, diagnose, and service your equipment — grouped by topic so you can find what you need and understand what's actually happening on your roof.

Equipment & major components

Air Conditioner
A device used to control the temperature and humidity of the air in a space.
Air Handler / Air Handling Unit (AHU)
The fan-blower, heat-transfer coil, and housing that move and condition air. An AHU includes a blower or fan, heating and/or cooling coils, and related parts such as controls, condensate drain pans, and air filters — but not ductwork, registers, boilers, or chillers.
Blower
The device that pulls filtered air from the return duct across the coil or heat exchanger, then pushes the conditioned air through the supply duct, past dampers, and out the diffusers into the occupied space.
Boiler
A vessel where heat from burning fuel — natural gas, fuel oil, or coal — generates hot water or steam for building heat, process heat, or power.
Compressor
The heart of a cooling system. It pressurizes the refrigerant so it can flow through the system, serving air conditioners, heat pumps, and refrigerators.
Condenser
The component in an air conditioner or heat pump where refrigerant condenses from a gas back to a liquid as it is cooled or depressurized.
Condensing Unit
The part of a central system that removes the heat absorbed by the refrigerant and rejects it outside the conditioned space.
Furnace (Forced-Air System)
A heating system in which heated air is blown by a fan through ducts to the rooms it serves.
Split System Air Conditioner
A system in two or more pieces — an outdoor unit with the compressor, condenser, and fan, connected to one or more indoor evaporators. Each evaporator can be controlled separately, so different zones cool to different degrees.
Unit Ventilator
A packaged fan-coil device that mixes outdoor and return air to meet both tempering and ventilation needs in a space.

Airflow & distribution

Air Balance
Distributing air through a system so each space receives precisely the amount it requires.
CFM (Cubic Feet per Minute)
The volume of air, in cubic feet, that flows through a space in one minute — the standard way airflow is measured.
Dampers
Controls that vary airflow through an outlet, inlet, or duct. They may be fixed, manually adjustable, or driven by an automated control system.
Diffusers & Grilles
The outlets that distribute and return air in a space. Supply air enters through a diffuser; return air leaves through a grille.
Duct(s)
The round or rectangular tubes — sheet metal, fiberglass board, or flexible composite — that carry heated or cooled air through a building.
Constant Air Volume (CAV) System
An air-handling system that holds airflow constant and varies the air temperature to meet heating and cooling needs.
Variable Air Volume (VAV) System
An air-handling system that conditions air to a constant temperature and varies the airflow to maintain comfort in each zone.
Return Air / Supply Air
Return air is pulled back from a conditioned space to the equipment; supply air is the conditioned air delivered into the space.

Air quality & ventilation

IAQ (Indoor Air Quality)
The quality of the air people breathe inside a building — a core concern for both comfort and health.
Air Cleaning
A strategy to remove airborne particles or gases from the air. The three common methods are particulate filtration, electrostatic precipitation, and gas sorption.
Filter (Air)
A device that mechanically removes contaminants from the air stream before it enters the occupied space — one of the most important and most neglected maintenance items.
Ventilation
The process of moving air into and out of a space, either naturally or by mechanical (forced) means.
Air Exchange Rate
How fast outside air replaces indoor air, expressed as air changes per hour (ACH) or cubic feet per minute (CFM).
Negative Pressure
The condition when less air is supplied to a space than is exhausted from it, so air flows inward through any opening.

Efficiency, capacity & measurement

BTU (British Thermal Unit)
The heat needed to raise one pound of water by one degree Fahrenheit — the basic unit of heating and cooling capacity.
Ton (Air Conditioning)
A unit of cooling capacity equal to 12,000 BTU per hour.
SEER (Seasonal Energy Efficiency Ratio)
A measure of a system's seasonal cooling efficiency — the average BTU of cooling delivered per watt-hour of electricity used across a cooling season. Higher is better.
R-Value
A material's resistance to heat transfer. The higher the R-Value, the better the insulation.
Cooling Capacity / Heating Load
Cooling capacity is the heat a system can remove from a space in an hour; heating load is the rate of heat flow needed to hold a target indoor temperature.
Refrigerant
The working fluid in air conditioners, heat pumps, and refrigerators. It boils at a very low temperature, letting it evaporate and absorb heat as it moves through the system.

Controls & zoning

Setback Thermostat
A thermostat that automatically adjusts temperature in an unoccupied area and restores it before occupants return — a simple, reliable energy saver.
Zone / Zoning
A zone is an area controlled separately by its own thermostat. Zoning groups rooms with similar heating and cooling patterns and uses multiple thermostats to control them independently.
Temperature Zone
An individual room or area whose temperature is controlled separately from the rest of the building.
